Internalizing the Sustainability Process

As a principal at Green Building Services, Inc., Elaine brings a unique perspective to green building and sustainability initiatives. She represents, in her work and approach, the successful merger of the best of the interior design and architectural disciplines, materials specifications, and green building. Her multidisciplinary background and diverse project experience, which ranges from operations of existing buildings, commercial development to state of the art convention centers, distinguishes her in the green building industry. Elaine is the manager of the Building Management Solutions Division for GBS. The focus is to lead teams through the successful greening of their buildings and facilities management practices and optimize work place performance through commercial interiors consulting. Elaine’s professional record at GBS includes several important green building milestones including the certification of two volume projects which includes over 80 buildings, four LEED Platinum projects and over 30 LEED projects getting certified through LEED EB, LEED CI and LEED NC.

Ray Congdon is the Senior Engineering Manager for Hewlett Packard, on behalf of CB Richard Ellis (CBRE), which consists of 40,000,000 square feet of property, nationwide, and a staff of over 100 engineers. Prior to 2011, Ray was a Director of Engineering at CBRE in the Seattle area, where he was responsible for the management of building operations and MEP maintenance and repairs of 2,350,000 square feet of medical office and hospital buildings. His responsibilities included oversight of building system efficiencies, energy management, Utility and Fire Prevention Management Plans, code compliance and long-range capital planning. He managed a staff of over forty building engineers who provided services to forty-one buildings in western Washington. He was also responsible for ensuring the engineering team stayed current with technology through the implementation of an expansive Engineer Training Program.
Ray has spent 23 years in building engineering and property management. He has experience in outpatient healthcare, hospital, and Class A, commercial high-rise. He has provided leadership in significant energy-reduction projects which has rewarded clients with the EPA Energy Star benchmarking and building labeling. Additionally, he has coordinated and administered the scope and execution of significant capital projects from tenant improvements to major mechanical systems replacement, and has proven experience in Operating Expense reduction..

Tom has been involved in commercial real estate management, leasing and consulting for over thirty years. Since 2005 he has served as Chief Operating Officer of CAC Real Estate Management Co., Inc. and is responsible for the property operations, risk management and staff development and training for their 11 million square foot portfolio. Prior to CAC Tom was principal of REAL Systems where he spent 10 years working with management and service firms in the design and implementation of their strategic planning and performance improvement programs. His previous experience includes serving as Vice President of Asset Management for Catellus Development Corporation where his responsibilities included overseeing the property management and joint venture operations for the company’s entire portfolio. As a noted trainer, he has lectured on management, negotiations and operations internationally for various clients as well as industry organizations such as CCIM, CREW, IFMA, BOMA, IREM, ULI, NAIOP, and NAREIM. Tom is the author of numerous articles on property operations and performance improvement and is a licensed real estate broker. He has also held positions as president of the Bay Area chapter of the Institute of Real Estate Management, director of the San Francisco Association of Realtors, director of the Building Owners and Managers Institute International (BOMI), and president of BOMA San Francisco and BOMA California.

As Program Manager for Sustainability Programs, Melissa Jones plans and executes LEED for Existing Building certification projects. Ms. Jones is responsible for all phases of a LEED project and consults with a diverse base of clients and stakeholders to help them meet their sustainability goals. As a LEED accredited professional Ms. Jones has led 17 LEED EB certification projects encompassing 14 million square feet nationwide.
Ms. Jones frequently conducts speaking engagements and participates in education events for companies, groups, and associations across the United States.
In her previous position with CB Richard Ellis, Ms. Jones was a Real Estate Manager for a 1.7 million SF mixed portfolio of Class A; and industrial property in the suburban Chicago market
Stephen Rice

Stephen D. Rice is President of PerforMAX, Inc., a multi-dimensional training and development company with an emphasis on maximizing employee potential. He has over 28 years of experience as a professional trainer and consultant. He is also Founder and CEO of LGM, Inc., a management consulting and branding company. He previously served as Vice President/Human Resources at New Jersey Press, Inc., a diversified communications company with newspaper, television and radio properties. His experience encompasses employment, benefits, employee relations, employee development, strategic planning, salary administration, executive coaching and policy administration. Mr. Rice has developed in excess of 100 training programs and has written four training manuals for a major training company. Today, he maintains consulting contracts with numerous companies in varied industries. He specializes in leadership development, human resource audits, employment searches, policy development, operational and strategic planning, employment, morale issues, downsizing initiatives, behavior and performance management. He has conducted thousands of presentations to a wide variety of audiences at corporations and annual conferences. He taught Management courses at three colleges. Mr. Rice previously served as President for the International Media Human Resources Association. He also held Board of Director positions at United Way, Ronald McDonald House and the National Council on Alcoholism. He served on the national Board of Directors for The Society For Human Resource Management, the largest human resource association in the world with over 200,000 members. He most recently served as President of the Human Resources Certification Institute. He holds a BS degree from Monmouth University with a special emphasis on psychology.
